Job Description

Overview

The Director of Property Management is responsible for overseeing the operational, financial, and administrative performance of a diverse portfolio of commercial properties, including office, retail, and industrial assets. This role will lead a team of property managers and support staff to ensure high levels of tenant satisfaction, strong property performance, and alignment with ownership goals. The Director will play a key strategic role in budgeting, vendor management, capital improvement planning, and regulatory compliance.

Specific Duties

  • Direct day-to-day operations across a portfolio of commercial properties. Monitoring key performance indicators and property performance metrics, ensuring NOI targets are met. (Maintenance backlog, Past Due payments) Ensure that there is 24-hour emergency coverage for the property at all times.
  • Supervise and mentor a team of property managers, assistant managers, and administrative staff. Conduct regular performance reviews and provide ongoing training and development. Foster a culture of accountability, customer service, and operational excellence.
  • Oversee the preparation and execution of annual operating and capital budgets. Review monthly financial reports, approve expenses for the commercial portfolio and ensure budget adherence. Collaborate with accounting and asset management teams to analyze financial performance.
  • Maintain high tenant/client satisfaction through responsive communication and proactive problem-solving. Oversee lease administration, rent collection, and resolution of tenant issues. Support leasing efforts by coordinating tenant improvements and move-ins.
  • Ensure preventative maintenance programs are in place and executed. Oversee capital projects and building upgrades from planning through completion. Manage vendor contracts and ensure compliance with service-level agreements.
  • Ensure compliance with local, state, and federal laws and regulations. Manage insurance requirements, property inspections, and incident reporting. Implement and monitor safety and emergency procedures.
  • Works closely with Landlords to keep them informed and up to date about the ongoing status of their properties by providing monthly reports and annual budgets, as well as in-person meetings as needed.

Other Requirements

Bachelor's degree in Business, Real Estate, or related field; CPM, RPA, or CCIM certification preferred.

Minimum 7 years of commercial property management experience, with at least 5 years in a senior leadership role.

Strong financial acumen and experience managing multi-million dollar budgets.

Excellent leadership, communication, and negotiation skills.

Proficiency in property management software (e.g., Yardi Breeze, Voyager, etc)

Deep understanding of commercial lease terms, property operations, and tenant relations.
