Business Analyst - Real Estate Asset Management

Sage Ventures is a full-service vertically integrated residential development and investment firm. As a collaboratively run corporation, we develop, own, rehabilitate, sell, and manage exceptional properties throughout the greater Baltimore/Washington region.

Position Summary: As a key contributor to our real estate investment portfolio, you will drive the analysis and management of our multi-family rental properties, focusing on financial reporting, performance analytics, and strategic oversight. This role requires close collaboration with senior leadership, finance, and operations teams to align asset performance with organizational objectives. The ideal candidate will demonstrate strong analytical expertise, meticulous attention to detail, effective communication skills, and a comprehensive understanding of the real estate asset life cycle to optimize operational efficiency and financial returns. Regular coordination with the operations team, including periodic property site visits, will be essential to ensure alignment between operational execution and strategic asset goals.

Essential Functions: Multi-Family Asset Strategy & Performance

  • Monitor and evaluate underwriting assumptions, key performance indicators (KPIs), and financial metrics to ensure alignment with asset-level objectives.
  • Collaborate with cross-functional teams to align budgets, capital expenditure plans, and renovation strategies with long-term portfolio goals.
  • Identify opportunities for cost optimization and operational enhancements to maximize asset value.

Multi-Family Monthly Responsibilities

  • Conduct Month-End Reviews (MER) to assess property performance, ensuring accuracy in financial reporting and operational metrics.
  • Oversee utility billback processes using YES Energy or similar platforms to ensure cost efficiency and compliance.
  • Manage monthly lease renewals, ensuring timely execution and alignment with market conditions.

Multi-Family Quarterly Responsibilities

  • Support lender reporting requirements, including financial statements, green loan compliance, and other regulatory obligations.
  • Assist in preparing investor distributions and conducting quarterly performance analyses to inform stakeholders.
  • Coordinate SWOT analyses to evaluate portfolio strengths, weaknesses, opportunities, and threats.

Multi-Family Annual Responsibilities

  • Contribute to the development and review of annual budgets, ensuring alignment with operational and strategic objectives.
  • Collaborate with operations teams to support long-term capital planning and property improvement initiatives.
  • Provide analytical support for forecasting and strategic planning to enhance portfolio performance.

Multi-Family General Responsibilities

  • Prepare high-quality executive presentations and reports to communicate key findings and recommendations to senior management.
  • Maintain and update documentation, including standard operating procedures (SOPs), to ensure consistency and compliance.
  • Support insurance renewals, property tax assessments, and other administrative functions as needed.
  • Execute ad hoc analytical projects to address emerging business needs and drive portfolio optimization.

Requirements:

  • Bachelor's degree in finance, Real Estate, Business Administration, or related field.
  • 2+ years of experience in asset management, real estate finance, or a related analytical role (internship experience considered).
  • Familiarity with Yardi or other property management/accounting software is a plus.
  • Proficiency in Microsoft Excel, PowerPoint, and data analysis tools.
  • Understanding of real estate financial concepts such as NOI, CAPEX, and budget variance analysis.
