Job Description

A successful candidate will directly work with tools as necessary and supervise manpower in the areas of, modernization and repair activities. He/she will work directly for the Regional General Manager to ensure that all goals are met concerning customer satisfaction and quality. This position will have direct and supervisory responsibility. Initially the candidate will be responsible for assisting and performing complex repair and modernization tasks on elevators and supporting the troubleshooting related problems. As the business continues to grow, he/she will hire and supervise additional technicians and helpers.

Responsibilities and Duties

  • Supervises all modernization employees by providing direction, training, and communicating company policies, procedures and objectives. Includes hiring, supervising performance management, and administering progressive discipline
  • Support sales organization with customer sales, as necessary, and support estimating process
  • Administers company safety program. Includes performing safety audits when necessary and stressing the importance of safety to all employees
  • Plans, directs and prioritizes elevator modernization including manpower needs; utilizes project management software and other scheduling tools
  • Uses system reports and programs to review job status to identify risk and opportunity. This includes properly reporting fade issues prior to revenue
  • Manages job sites from survey through the completion of the modernization process documenting and advising on modernization project progress for work not included. Includes trouble-shooting problems with technicians, performing quality audits and meeting with customers to review progress
  • Manages subcontractor schedule and performance.
  • Develops and maintains strong working relationships with owner, contractors, elevator consultants, construction firms and architects
  • Reviews and signs off on all bids. Includes attending pre-bid meetings with construction and modernization sales representatives and providing technical input to calculate labor and material costs
  • Identifies, reviews and signs off on change orders, purchase orders, elevator turnover authorizations, accounts receivable, write-offs, credits and other necessary approvals
  • Maintains up-to-date knowledge of all federal, state and local elevator industry code requirements
  • Maintains strong familiarity of company Standard Operating Procedures and products by attending company training classes.
  • Mediates and resolves complaints and problems of external and internal customers.
  • Determines what materials need to be ordered for job completion, and coordinates and arranges for subcontracting portions if applicable.
  • Makes weekly job visits and first day visit to manage safety, site activities and progress of employees and customer, documenting findings
  • Reviews and approves all vendor invoices for accuracy.
  • Performs other duties as may be assigned

Education, Skills, Behavior and Knowledge:

• (Required) Skilled Troubleshooter for complex technical issues

• (Required) High School Diploma or equivalent

• (Valued) Certified Elevator Technician degree or Elevator Mechanic License

• (Valued) Knowledge and skill in the use of hand and electrical tools such as grinders, drill motors and coring machines.

• (Valued) Knowledge and skill in the use of electrical reading and testing equipment, hoisting and rigging equipment, chain tackles, etc. 

• (Valued) Five years of experience in maintenance/repair/modernization within the elevator/escalator industry (multiple manufacturers preferred, however not required)

• Familiarity and training with electrical mechanical and hydraulic systems as applied in elevator industry.

• Experience or ability to learn PC database, spreadsheet, scheduling, project management, communication and word processing applications.

• Willing and able to travel with occasional extended over-night stay. Automobile driver’s license and frequent day travel required within the Region.

• Good leadership, supervisory, organizational, written, verbal communication and customer skills

• Ability to read, analyze, and interpret general business, technical procedures, specifications, and governmental regulations.

• Perform assignments in accordance with established maintenance and safety rules, regulations and procedures. Adheres to codes established by the National Association of Elevator Safety Authorities (NAESA) and ANSI/ASME.

• Ability to write reports, business correspondence and procedures. 

Compensation:

This position provides a competitive salary, $130,000-$150,000 plus profit sharing, car/service vehicle, and benefits
