As we continue to grow, we are seeking a dynamic and experienced Director of Property Management to join our Senior Leadership Team.

Position Overview:

The Director of Property Management will oversee the day-to-day operations and financial performance of a diverse housing portfolio. This leadership role will require a strategic thinker who can drive performance, ensure compliance with regulatory standards, and lead a team dedicated to providing outstanding service to our residents. The ideal candidate will have a strong background in property management, financial oversight, and team management, with a proven ability to innovate and implement cost-reduction initiatives.

Key Responsibilities:

  • Oversee the daily operations of a portfolio that includes both affordable and market-rate properties.
  • Ensure properties meet budgeted financial goals and performance targets through the implementation of effective policies, procedures, and systems.
  • Monitor and manage the financial performance of the portfolio, ensuring profitability and cost control.
  • Lead a team of property managers and staff, providing guidance, mentorship, and professional development.
  • Conduct regular property visits to assess conditions, identify improvement opportunities, and ensure maintenance and operational standards are met.
  • Collaborate with internal teams and external vendors to oversee large-scale capital improvements, ensuring timely and cost-effective execution.
  • Develop and implement strategies to meet compliance with local, state, and federal regulatory requirements, including affordable housing regulations.
  • Lead and support efforts towards innovation and continuous improvement, focusing on cost reduction and operational efficiencies.
  • Participate in strategic planning with the Senior Team to drive company-wide goals and initiatives.
  • Perform other duties as assigned, contributing to the growth and success of the organization.

Qualifications:

  • Bachelor’s degree in Business Administration, Real Estate, or a related field.
  • Minimum of 8-10 years Property Management experience in affordable housing specifically required.
  • Minimum 5 years experience supervising site teams of affordable properties.
  • Knowledge of Section 42 low-income housing tax credit, HUD, USDA Rural Development, and similar housing programs.
  • Strong knowledge of the Fair Housing Act. COS and LIHTC certifications a must. REAC, Section 8 and Section 515 experience a plus.
  • Demonstrated leadership skills using performance incentives and team-building strategies. 
  • Strong financial acumen, including experience in budgeting, financial analysis, and cost control.
  • Excellent communication, negotiation, and interpersonal skills.
